Is a Second Storey Right for You?

July 9, 2026

At some point, nearly every growing family in Burlington hits the same fork in the road: move, or add on? More space somewhere else, or more space right here. It is rarely a simple math problem, because the things that matter most do not show up on a listing.

Start with what you would be giving up

The school down the street. The neighbours you have known for a decade. The commute you have optimized. A second storey addition keeps all of it, the address, the routine, the community, while giving you the bedrooms and bathrooms you are short on.

That is the part homeowners underweight when they start browsing listings. More square footage somewhere else usually means trading something you already like for something you have to rebuild from scratch.

Then look at the equity

Moving costs more than the price difference between two houses. Land transfer tax, realtor commission, legal fees and the move itself all come off the top before you have gained a single square foot. In many Burlington neighbourhoods, adding up is competitive with buying up once those are in the math, and often you are paying more per square foot for a home that still is not quite right.

A well-built second storey does not just add space. It adds lasting value to a home in a location you already know is good.

Is your home a good candidate?

Most homes can carry a second storey, but the foundation and existing structure decide the details. Burlington bungalows and side-splits tend to be strong candidates. Some homes need reinforcement first, which is less a dealbreaker than a line item you want to know about early.

Our years of experience let us quickly spot the roadblocks that could hold a project back, often before we have even put together an estimate. It is a conversation worth having before you fall in love with a floor plan your home cannot support.

What the approvals add

A second storey is not a cosmetic project, so it comes with a building permit, sealed drawings, and often a trip to the Committee of Adjustment if the addition pushes past what your zoning allows for height or setback. Zoning clearance comes before the building permit application, and some properties also need grading, tree or conservation authority approvals. We have written up the whole permit process here, but the short version is to plan for approval time ahead of construction time, not alongside it.

Living through it

A second storey is one of the more disruptive renovations to stay home for, because the roof comes off. We can often leave the ceiling in place so you can stay in the home throughout, and our experience with temporary weatherproofing keeps the disruption to your life to a minimum. It can still be stressful at times, so we suggest moving out for at least some phases of the project. Either way, it is worth deciding deliberately at the start rather than discovering halfway through. Here is what each phase actually feels like.

The honest answer

If you love where you live and you have simply run out of room, building up is very often the right call. If the location no longer fits your life, moving might be. We will tell you honestly which one your situation points to, even when the answer is not a project for us.

“We’d made a decision to renovate our home rather than move out of the area... Needless to say we have been very happy with the addition and it remains, 10 years later, our most frequently used part of the house.”
